Homeownership has become more expensive due to rising housing prices, inventory shortages, and interest rates that have stayed above historic lows that were seen during the COVID-19 pandemic, according to WalletHub.

WalletHub ranked all 50 states showing which ones had mortgage rates increasing faster than others.

Mortgage rates vary across the US

The study shows that average mortgage interest rates vary significantly by region, ranging from a low around 4.4% to a high near 6.9%. 

States with higher overall rates generally correlate with lower progress in reducing mortgage delinquencies, while those with lower rates tend to offer a more favorable environment for home buyers.

The other side:

Despite these broader financial pressures, overall mortgage interest rates fell across all 50 U.S. states between the first and second quarters of 2025, offering home buyers some temporary relief.

Mississippi saw the largest increase

Dig deeper:

Mississippi experienced the largest increase in the average mortgage interest rate in the first half of the year, according to WalletHub.

Rates increased by about 1.9%.

Local perspective:

Mississippi residents not only have to deal with rising mortgage rates, but they also have a relatively high real estate tax, according to WalletHub.

Following close behind Mississippi were Colorado and Tennessee, which both saw about a 1.6% increase.
