As homebuyers continue seeking affordability, space and opportunity beyond traditional urban centers, a new analysis reveals that some of America’s newest neighborhoods are emerging in unexpected places — from former farmland in California’s Inland Empire to rapidly expanding communities across Texas, Colorado and Florida.

RentCafe.com, a nationwide apartment search website, analyzed housing and population growth data across more than 32,000 U.S. zip codes, to determine the nation’s fastest-growing neighborhoods.
The report identified “newest neighborhoods” or “fastest-growing neighborhoods” as areas that added at least 51% more housing units between 2014 and 2023, maintained occupancy rates above 89.5%, and had at least 1,000 housing units by 2023.
Chino, California sees biggest growth
Big picture view:
At the top of the list was zip code 91708 in Chino, California, which experienced the most dramatic transformation of any neighborhood in the nation.
Between 2014 and 2023, the number of housing units in the area expanded from roughly 400 homes and apartments to more than 5,600 – a 14-fold increase. During the same period, the population grew fivefold.

Once known primarily as a dairy and agricultural community, Chino has evolved into a major suburban hub in California’s Inland Empire. Researchers attributed the area’s rapid growth to its strategic location, transportation infrastructure and availability of developable land.
Texas, Colorado, Florida see large growth

Texas also dominated the rankings, claiming 17 of the nation’s top 50 fastest-growing neighborhoods. Colorado followed with seven entries, while Florida contributed four communities to the list.
Beyond sheer growth, many of the fastest-expanding neighborhoods are also becoming more affluent and educated. Several communities reported increases of up to 30% in the share of “highly educated residents,” in addition to healthy income gains.
One standout example is Nashville’s Metro Center area, which posted some of the strongest socioeconomic gains in the study. The neighborhood tripled both its median household income and housing inventory over the last decade while maintaining a highly educated population (71%).
